What is Fair Weather?
Fair Weather is a planned community of 90 homes conveniently located in Sequim, Washington. It is fully serviced with all municipal utilities, including sewer, water, telephone, electricity and cable television. We will be offering one-level patio homes with 5 different floor plans, which will range from 1,386 to 1,550 square feet. Prices start in the low $200’s.
What is a patio home?
Our concept of a patio home is an attached home on one level where everyone has their own private back yard. We are building our attached homes at a medium density of just over 6 homes per acre. Each patio home will be in a 2-unit building. The lot line will go down the center of the building between the adjacent party walls and each owner will own their unit outright, unlike a condominium which the building is normally owned by the association, and the buyer only owns the air space inside their unit.
Are there any common amenities in Fair Weather?
Yes. All the streets in Fair Weather will be privately owned and maintained by the homeowner's association as are the storm detention system, the irrigation system, and all the open space outside of the individual yards.
Does the homeowner's association provide any services and what are the dues?
In addition to maintaining the open space, streets and storm system, the homeowner's association maintains the front yards of all the units for universal beautification. The association will also maintain a capital account to repaint the units, maintain all visible fences and replace the roofs. This way your homes exterior is virtually maintenance free and no one can let their unit become an eyesore in the neighborhood.
The dues for all this will be about $100.00 per month. However, the dues can be changed up or down depending on the financial condition of the homeowner's association. Once the project has been turned over to them, you as part of the homeowner's association will control the amount of dues collected, the service provided and who will provide them.
What about rear yards?
All the rear yards are fenced. If a homeowner would like maintenance of their rear yard provided, the landscape contractor who is maintaining the other areas will do this for an extra fee. That fee will be quoted directly by them based on the level of service desired.
Are the landscaped areas irrigated?
Yes, all the landscaped areas will be irrigated. There is a public irrigation system run by the homeowner's association that irrigates the common areas and front yards. Each home is also supplied with an individual hookup to the irrigation system. Water is supplied two ways, one through the Highland Irrigation District, and there is also backup water meter hooked directly to the city water system in case the irrigation system is inadequate.
What if I want to maintain my own front yard?
Arrangements can be made to allow you to add landscaping to your own yard. You will still have to pay the assessment and if you fail to take care of the extra landscaping the association will do it and bill you.
I notice some of the common elements are not done at this time such as the landscaping, and it looks like there are some things that need to be done to the street. When are those going to be done?
We will landscape the common elements when the weather permits or when they are not going to be destroyed by construction activities. We expect all the common elements to be landscaped and completed in the summer of 2007. The streets will be paved two phases. The first phase is the base asphalt, which is done. When we have substantially built out all the homes in the subdivision, we will put the final lift of pavement on the streets so you will have a street in new condition when construction is completed.
How do we know you are going to do these items in the future?
As part of our approvals, we were required to put in these improvements by the city. To insure our performance we have a bond in favor of the city in the amount of $840,336.32 to guarantee that these improvements will be done.
What options can I get in my new home?
We have a list of standards options for you to choose from to satisfy almost every need. You may pick the interior colors and materials of your home. There are no exterior options because all the homes have already been designed for each specific design and layout.
Can I pick my own exterior colors?
No, exterior colors cannot be picked. The color selections have been predetermined. We have 5 color schemes, 3 siding styles, and 5 masonry and colors patterns that are mixed and matched throughout the subdivision so we are certain you will find an exterior color pattern that you will like.
What are some of the other things you have done?
We have narrowed the streets and widened the landscape areas along them. To avoid an endless stream of car bumpers parked along the street we have created several clustered parking areas for guests. There will be no parking on the streets allowed.
The Covenants, Conditions, and Restrictions contain numerous clauses to enhance the livability of the neighborhood and contain a simple method for enforcement and resolving disputes should they arise.
What about the party wall and noise?
These homes are zero lot line homes and there is not an actual party wall. Each home has a separate wall on their side of the property line with a 1 inch separation between them. Even though the walls are very close together there actually 2 separate walls. While we cannot guarantee that you will never hear your neighbor we have built dozens of this style of home and have never had a buyer indicate they were dissatisfied because of noise.
What about maintenance of the common plumbing and other systems?
There are NO common systems in the structure. Your plumbing and electrical system is completely on your property and is independent of your neighbors. The only exception is where the underground lines may cross other property in an easement to connect to the public system.
